Developer mulai menerapkan beberapa strategi menghadapi aturan Bank Indonesia (BI) tentang kenaikan uang muka 30 %. Salah satu strategi tersebut dilakukan dengan menggandeng kerjasama pembiayaan perumahan dengan bank syariah.<br />
Presiden Direktur PT. Metropolitan Land, Tbk, Nanda Widya, mengatakan bahwa kerjasama pembiayaan perumahan dengan bank syariah seperti dilakukan oleh pihaknya sudah berjalan sebelum aturan Loan to Value (LTV) diterapkan oleh BI. Akan tetapi, menurut Nanda, akan sangat bagus apabila pembiayaan syariah bisa mengantisipasi ketakutan konsumen akan kenaikan uang muka (down payment) sebesar 30 %.<br />
Nanda mengatakan, kerjasama Metland dan Bank Syariah Mandiri (BSM) yang berlangsung Jumat (22/6/2012), di Bekasi, Jawa Barat, merupakan jalinan kerjasama dengan bank berbasis syariah untuk keempat kalinya.<br />
"Ada atau tidak aturan LTV ini, kerjasama dengan bank syariah sudah berlangsung sejak lama. Kerjasama ini merupakan satu akses dana bagi kami," katanya.<br />
Menurut dia, bank syariah memang semakin berkembang pesat. Kerjasama dengan BSM tersebut demi memudahkan konsumen Metland membeli hunian di lima proyek unggulannya, yaitu Metland Tambun (Tambun-Bekasi), Metland Cibitung (Cibitung-Bekasi), Metland Menteng (Cakung-Jakarta Timur), Metland Cileungsi dan Metland Transyogi (Cileungsi-Bogor).<br />
Terkait pemberlakukan DP 30 % yang sudah ditetapkan pada 15 Juni 2012 lalu, Nanda mengatakan, bahwa hal tersebut tidak banyak mempengaruhi penjualan proyek-proyek hunian Metland. Pasalnya, 60 % produk Metland tidak termasuk dalam syarat pemberlakuan aturan LTV, seperti tipe rumah dengan luas minimal 70 meter persegi dan harga rumah di atas Rp 500 juta.<br />
"Produk kami banyak di bawah tipe 70 meter persegi. Kalau produk kena aturan LTV ini, kami beri kemudahan, yaitu dengan perpanjang masa cicilan DP dari 3 - 6 bulan menjadi 6 bulan - 1 tahun," ujarnya.<br />
Adapun aturan tersebut dikeluarkan oleh BI, karena BI melihat harga jual rumah dengan kredit pemilikan apartemen (KPA) dan kredit pemilikan rumah (KPR) mengalami kenaikan 10 % sampai 15 % setiap bulannya. Kenaikan harga ini tidak sesuai dengan harga riil rumah sehingga perbankan perlu melakukan antisipasi untuk mencegah terjadinya penggelembungan harga (bubble).<br />
